Retaining Wall & Drainage Project Important Updates

We wanted to reach out to provide some updates on upcoming work that is part of the phase II retaining wall and drainage project in addition to some minor repairs from phase I. This work is expected to begin by the end of the month, so please review the details below to better understand the next steps and impact on owners.
Sidewalk Repairs/Replacement
Before the end of August, Avon will be out working on the retaining walls on Jay Avenue. Specifically, they will be pouring new concrete on portions of the sidewalks between 3812-3834 Jay Avenue. The truck that will be there we anticipate that ingress and egress out of that portion of the parking lot will be limited, so please adjust parked vehicles as needed in the event access is needed to a personal vehicle.
Additionally, there will be some minor repairs completed on Jason Avenue where scaling has been observed near the retaining wall as well as Keller Avenue where some cracks have been observed in the concrete. While this should be a low-impact project we wanted to make sure owners were aware.
As a result of the work for the sidewalks, ingress and egress to and from units may be limited at times restricting owner access from units for brief periods of time. AVON will continue to maintain and allow access for owners to access to their homes but we wanted to reiterate that there may be some delays depending on where they stand with this work. Owners will be required to use walk boards to access their units to allow time for the concrete sidewalks and stairs to cure before they can be used by residents. The sidewalks will need seven days to cure before they can be used by residents. After they have cured they will be opened for resident use. Please observe and respect all construction signage in use by AVON during this project and do not use or walk on newly poured concrete until signage or notification has been provided to residents that those areas can be used.
Backyard Construction
Avon is beginning work on the backyard patio areas by the end of this month to extend the downspouts and install a trunk line and swale on the Common Area outside the fence line and will likely continue for the next several weeks after they begin. Avon will be digging up portions of the enclosed backyard areas and patios during the course of this project. ETC previously conducted a pre-construction survey of these homes in the community and documented pictures of the conditions of these areas in preparation for this project and to ensure the backyard areas are restored to their original condition during the course of this project. Avon will take extreme care with owners backyards and ensure everything is placed back in their proper location. However, residents are asked to please move any furniture or belongings in their backyards away from the downspouts that lead into these areas to ensure Avon is able to work without shifting furniture or items belonging to residents. Owners will also need to ensure their back gates are left unlocked so Avon can access these areas to begin their work. A map of the impacted areas is included below for owner's awareness.
