Residents have two options for paying their assessments:

The assessment is paid monthly to Fairlington Towne Condominium and is $406 per month for 2024.

chevron_rightWhy do I have to pay a monthly assessment?
The monthly assessments allow the Association to function and operate to preserve its assets and enhance the amenities and activities for the community. By paying these assessments it also provides residents with a number of benefits including, but not limited to, grounds maintenance, trash removal, pest control, replacement reserves, onsite maintenance, and more.
Community Information

chevron_right Can I place personal items (decorative lawn ornaments, lawn furniture, signs) on the common elements in front of my unit?
You may temporarily place furniture (eg. a lawn chair) in the common elements as long as you remove it and store it properly when you are done. Furniture should not be permanently placed in the common element or left overnight as it can interfere with landscaping services, mowing etc.

There are 300 units in Fairlington Towne Condominium.

chevron_rightWhat am I responsible for in my backyard/patio (i.e. my limited common element)?
All unit owners and tenants must maintain the limited common elements behind their unit (ie. their backyards/patio.) This means that grass must be trimmed and weeds kept to a minimum. It is the responsibility of the unit owner to remove any ivy growing from the limited common element up the rear building facade of their unit. Unit owners are also responsible for watering shrubs and trees on their limited common element. (As a reminder, unit owners must also request to make alterations/modifications to the limited common elements via an ARC application such as when replacing/installing a deck or patio.)

chevron_rightWhat area is considered the "common element"?
The property owned in common with the other unit owners is called the "common elements." Common elements are areas for use by all owners and residents. This includes the flower beds and grassy areas in front of units. It also includes open spaces behind the back fences of individual units. We all share these spaces, be considerate, pick up after yourself and leave them in good condition. Do not leave trash or personal items behind the back fence or on the front porch/stoop. Recycle bins, trash containers, toys, bicycles, cooking grills, and lawn furniture may not be stored on or around the entryway/front porch of units or behind the back fence.

chevron_rightWhat area is considered the "limited common element"?
This is an area within the common element which is for the exclusive use of the owner and occupants of the unit to which the limited common element is appurtenant. The backyards or patios of units are "limited common elements."

chevron_rightWhat is not allowed on any limited common element or common element?
Accumulation or storage of litter, including building materials, or trash is not permitted on any limited common element or common element.

chevron_rightWhat is the difference between this website and the Resident Portal?
This website serves as a place where current and potential residents can review information for the community and provide insight into how the community operates in an easy to understand format. It is also a place where new residents can learn what it means to be a part of Highgate Owners Association.
The Resident Portal is strictly for current residents of the community. There they can submit work orders, review their account balance, access governing documents and other relevant information specific for community members, and update their contact information. -

The board typically meets virtually on the last Thursday of the month at 7pm.

Landscaping Maintenance

chevron_rightCan I plant trees, shrubs, flowers etc. in the common elements?
The Association is responsible for landscaping (which includes planting, removal and maintenance) of the common elements. Residents may add flowers to the existing beds in the front and side of a unit provided the existing borders are not extended. Shrubs/plants should be similar in height and growth pattern.

chevron_rightDoes Fairlington Towne Condominium provide landscaping maintenance?
The Association provides landscape maintenance service for all Common Areas of the community. The only areas that are not maintained by the Association are the Limited Common Element enclosed backyards. Residents are responsible for landscaping in their own enclosed backyards.

chevron_rightI have an open work order for a landscaping concern, but I don't know the current status of it. How can I get an update on my work order?
Residents can check the status of their work order by logging on to the Resident Portal.

chevron_rightI'm concerned about a tree on the Common Area. What should I do?
Residents should submit a work order through the Resident Portal and provide pictures and the location of the tree to management and why they are concerned about the tree. Management will provide this to the landscaping company to have them evaluate the tree and determine its condition.

Parking

Parking spaces are available on a first-come, first-served basis. Vehicles may also be parked on N Dearing Street and must follow the rules of the City of Alexandria.

chevron_rightWhat happens after a resale package is ordered?
Within 14 days, the management team performs a thorough inspection of your home to determine if there are any outstanding violations. This includes any potential unapproved exterior modifications and maintenance items that need to be brought into compliance. After the inspection is complete the resale package will be sent to you with the violations, any outstanding assessments that are due, and the governing documents of the association.
