Front Stoop Replacements Begin June 8

During the April 30, 2026, Board Meeting, LCS was selected to replace 45 stoops in our community. Most of these stoops are in front of units, but a few rear stoops were also identified for replacement. Given this upcoming project, we wanted to share some important details with homeowners and residents regarding the details of this project.
Scope of Work, Dates, Parking, and High-Level Timeline
LCS will work in small phases to replace the stoops around the community. Work is expected to begin the week of June 8, weather permitting. The overall project is expected to take approximately four weeks until all of the identified stoops are replaced. Please note LCS will only replace the concrete stoops and will not be doing any brick work. Any work on the bricks will be completed as part of the larger masonry and facade project.
In addition, LCS will be shifting their work stations around the community while they work on stoops, which will impact parking availability. Signs will be posted by LCS in designated parking spots that they plan to use. We also have an approximate schedule of the parking spots LCS plans to use.
Based on the schedule LCS provided, below is the list of locations and parking spaces that will be impacted with approximate dates for when work will happen:

Week 3 (June 22-26)

Week 4 (June 29-July 3)


Work Expectations
For all the identified locations, work by LCS will include jack-hammering and saw cutting of the stoops. Owners and residents can expect significant noise and dust while the stoops are being broken down for replacement. Additionally, while they are breaking down the stoops, owners will temporarily not have access through the front (in some cases, back) door of their unit and will need to use the other door to enter and exit. LCS will install temporary ramps and access for owners after the stoops have been broken down so they can use their front or back doors. We ask that residents with stoops identified be prepared to access through either door of your unit while this project is completed.
Concrete Curing
After the concrete has been poured for the stoops they will require a minimum of 24 hours to cure (or dry) before they can be walked on. The stoops will be marked off and blocked by LCS to remind owners and visitors not to walk on the concrete while it’s curing. This may impact delivery schedules for mail or other vendors. If possible, residents are encouraged to limit package delivery to try and prevent these individuals from disturbing the concrete. When the concrete is done curing, LCS will come back and remove the ramp and caution tape. Once this happens, the stoops can resume being used by homeowners and residents.
What We Need From Homeowners and Residents
To assist us with this project, we are asking the community do the following:
- Concrete Curing: Please do not disturb the concrete while it is curing. LCS will evaluate the stoops that have been cured and will try to smooth out unintentional marks. But if they believe a stoop was intentionally damaged, that homeowner may be financially responsible for repairs (which we want to avoid).
- Water Spigots: Please ensure the hose spigots are turned on as soon as possible, if they haven’t been turned on already. LCS has advised they will need to utilize the spigots in the community to do their work. A friendly reminder that April 15 is when the spigots should have been turned on.
- Furniture: Any residents that have furniture of any kind on their front stoops should have these removed at least three days prior to the anticipated start date for their unit. Please note that project schedules may need to adjust, so the safest bet is to move your furniture until after the project is finished.
- The Association's Contractor: Please do not engage with LCS while they are completing this work. They have been directed to refer any residents with questions to Management.
