ACTION REQUESTED: Reserve Study Update and Patio Fence Survey

At the June 26th Board Meeting, the Board tabled a proposal to update the Reserve Study pending the need for some additional inputs impacting the Reserve Study review.
 
As we continue to work on preparing for the Reserve Study updates, one item requiring input from the Community pertains to the material used for the future patio fence replacement project. Currently, the patio fences are made of pressure-treated wood. However, there is an alternative material that the community could opt to use, called TREX. TREX is a composite material made of 95% recycled and reclaimed materials, primarily a mix of plastic film (like that from grocery bags and newspaper sleeves) and reclaimed wood (such as sawdust and wood scraps). The outer layer of the boards is a high-performance shell that protects against fading, staining, and water damage, while the core provides strength and stability. A change in material will impact monthly fees to budget reserve funds accurately. 
 
Such a change in material would require a majority of unit owners (151) formally voting in favor of the change. Before we undertake the expense of a community vote, we are asking for the community’s input via this survey.
