Fence Removal and Replacement Project Update

We would like to update you on the upcoming fence replacement project, scheduled to begin on April 14, 2025. This notice provides important details about the ongoing survey work and our plans to address the deteriorating perimeter fence.

Survey Work – April 2025
At the Board meeting on March 27th, the Board approved conducting a professional survey to obtain accurate property measurements and boundary lines. While the plats referenced in the declaration provide a general overview of property boundaries, they lack the detail necessary for this project.

Surveyors will be on-site next week. We kindly ask all residents to allow them to complete their work without interference. The survey will help prevent issues such as mistakenly building the new fence on a neighbor’s property, removing a tree that belongs to someone else, or failing to maximize the use of our land. This effort ensures accuracy and protects community resources.

Fence Repairs and Replacement Timeline
We recognize that some sections of the perimeter fence, particularly along Keller Avenue bordering the Minnie Howard School, are severely deteriorated, with some areas already collapsed. We have coordinated with the Minnie Howard Team, who have secured these sections temporarily until full replacement begins on April 14, 2025.

While Minnie Howard's team works on the fence behind Keller, any concerns should be directed to Management for prompt resolution. Please do not approach or interfere with contractors during this process.

Tree, Shrub, and Stump Removals
As part of the fence replacement, the Landscape Committee, working with the Board has previously outlined the necessary removals of trees, shrubs, and stumps along the perimeter fence - these removals will take place in phases:
  • Phase One (immediate): Removal of two trees in the far east corner of the property and several small stumps behind Keller Avenue.
  • Phase Two: Removal of trees and shrubs and stumps within three feet of the perimeter fence. 
  • Phase Three: Additional removals may occur after the survey is completed and ownership boundaries are clarified.
This phased approach ensures that removals are done responsibly, with full awareness of property lines and ownership considerations.  After the fence is installed and either painted or stained, the Landscape Committee will work on beautifying the area with appropriate tree and landscape enhancements so that we are able to maintain our new fence for years to come. 
 
Reminder: please remember the Landscape Committee recommends all common element plantings, and the Board approves or revised those recommendations. Homeowners are not to plant anything in the common areas. Any plantings not authorized will be removed.
