Upper Window Caulking Begins April 2
Posted on Mar 31st, 2025

The Board has approved a proposal with Ploutis to complete upper level window caulking throughout the community. This means that Ploutis will be working on caulking the upper level widows on all units in the community, unless the owner replaced their own windows within the past several years. They will be removing the existing caulking and replacing it with new caulking. The reason this is being done is to help with ensuring windows are properly sealed to prevent water from infiltrating the units and potentially causing any further damage. In 2024, the Association's onsite maintenance tech had recaulked all of the first-level unit windows.

Ploutis will begin this work on Wednesday, April 2 between 8:30 and 9:30 a.m. and will begin focusing on the following units:

3700 - 3706 King St
3708 - 3722 King St
3724 - 3730 King St
2507 - 2517 N Dearing St
3721 - 3731 Ingalls Ave
3735 - 3749 Ingalls Ave

They are anticipating this work should take approximately one week and will be using this initial phase of caulking to gauge the timeline for the remainder of upper window caulking in the community. Once an updated timeline for caulking the rest of the buildings has been determined we will send an additional follow up notification to residents for their awareness. Please be aware that Ploutis will be using ladders to access these windows and will be actively working to recaulk these areas. Please see the notice from Ploutis below for additional information.

Thank you for your understanding and cooperation as we work to complete this preventative maintenance for the community.
