Violations Inspection Will Take Place the Week of August 12

The association has a responsibility to maintain the exterior of all the units, per the bylaws. Along with maintaining the curb appeal of the neighborhood, many of the directives in the bylaws also help keep our community safe and prevent damage. In some instances, even our landscaping company has noted there are parts of the community they cannot maintain because of items that are being left in common element areas.
So what’s happening now? FirstService Residential will have someone come out to conduct an audit of the entire community, cross-checking units with the requirements in our bylaws and noting all items that are considered violations.
Homeowners and tenants also have certain responsibilities to maintain their individual units and Limited Common Elements. Some of the items that the Association will be looking out for are, that you can address before the inspection:
- Decorative items or signs in Common Areas
- Unapproved landscaping modifications
- Unapproved exterior modifications
- Trees in backyards that need to be pruned away from roofs
- Ivy in backyards climbing up the rear of units
- Storage of items in front and rear areas
Common elements are for everyone's use. Keep them clean; no litter or debris allowed. Also, don't store items on front porches, and maintain backyards properly.
This is not a gotcha situation!! Remember, the inspection will take place on August 12 and we will issue additional alerts via email! If you are a homeowner who is renting your unit(s), please notify your tenants as well!
And if you get a violation notice, the first step will be an ask from the Association to remedy the violation. Again, the Board wants to work with the community as much and whenever possible.
