Looking Ahead: Annual Meeting Recap and Community Policy Updates

Thank you to everyone who attended the Annual Meeting of Fairlington Towne, A Condominium Unit Owners Association on Wednesday December 10, 2025. 
We are pleased to announce that Brandon Rogers and Nicole Devore were elected to fill the two open Board seats. Please join us in welcoming Brandon as he begins his first term, and in congratulating Nicole on her re-election and continued service to the community. We also want to extend our sincere appreciation to Page Daggett, whose contributions have left a lasting and meaningful impact on Fairlington Towne.
 
During the meeting, we shared an important update about our ongoing efforts to ensure that Fairlington Towne is managed in full accordance with our governing documents. Earlier this year, the Board engaged new legal counsel to support the evolving needs of our community and to provide a fresh perspective as we review and align our operations with these documents. Past and current Boards have always taken their fiduciary responsibility to this community seriously, and this work reflects our continued commitment to safeguarding the community’s long-term fiscal health. 
 
As we review our governing documents alongside our current operating practices, it has become clear that a few areas will require adjustment to bring our operations into full compliance.
 
In the coming weeks and months, we will seek community input on updates to certain policies and procedures, such as parking rules and our approach to water infiltration in units, as we seek to make sure we’re meeting the standards set out by our governing documents. We recognize that change can be challenging, and we are grateful for the community’s support over the past few years as we implemented measures that ultimately restored Fairlington Towne’s fiscal stability. Maintaining that stability, while reducing costs and liability for homeowners, remains a top priority. Ensuring our policies align with our governing documents also helps us to apply practices consistently and equitably so that all homeowners benefit from the Association’s budget and resources. Operating outside of these documents exposes both the Association and homeowners to unnecessary risk. 
 
As part of this review, we will also reexamine our budget to ensure it reflects updated practices. As a result, we anticipate that these changes may actually lead to reduced condo fees, which we know will be welcome news and should positively impact home values and the desirability of Fairlington Towne. 
 
We understand that these updates may raise questions about whether or not past policies and practices were “incorrect.” We are confident that previous Boards, like the current Board, acted in good faith and with their fiduciary responsibilities in mind, making decisions based on the information available to them at the time. We cannot know all of the factors that informed those decisions, including the specific circumstances, legal or management guidance provided, the case law in effect, or the resources available, such as insurance coverage. Policies naturally evolve, and as the environment around us changes, it is both appropriate and necessary for us to consider the information available to us to revisit and realign them.
 
We also recognize that this update may raise more questions than answers. This will be a year-long effort, and we will follow our standard process for considering policy updates. This includes discussion during Board meetings, opportunities for homeowners to speak, and the ability for homeowners to review and comment on any policy resolutions before any vote is taken. For example, at our December Board meeting, we will be considering a policy resolution related to parking. 
 
In the meantime, we encourage homeowners to revisit the guidance shared in the Q2 2025 Fairlington Towne Crier and take a moment to review your personal HO-6 (condominium) insurance policy to make sure you have the right coverage. As part of this process, we recommend working directly with your insurance provider and sharing the Fairlington Towne Amended Bylaws (2013). This will help your insurer confirm that your policy covers any responsibilities or potential gaps not handled by the Association under our governing documents.

Our priority remains to operate transparently, responsibly, and in full accordance with the governing documents that guide our community.
