UPDATE: Backyard Construction Begins in Next 1-2 Weeks
Posted on Dec 5th, 2025
We are approaching the next phase of the retaining wall and drainage project and wanted to provide residents with information on the next steps. Avon is planning to begin working to install the rainleader extensions from the downspouts in the backyards of owner's homes to outside the backyard fence line in the next 1-2 weeks beginning at 3820-3830 Jay Avenue (Building 15). They will then proceed to 3812-3818 Jay Avenue (Building 16) in about the next three weeks, and will continue making their way around the homes shown in the map below (then buildings 17, then 18, 19, etc.). Additional updates on timing will be shared as they become available.
During this project Avon will be digging up the enclosed backyard areas and patios during the course of this project. ETC previously conducted a pre-construction survey of these homes in the community and documented pictures of the conditions of these areas in preparation for this project and to ensure the backyard areas are restored to their original condition during the course of this project. Avon will take extreme care with owners backyards and ensure everything is placed back in their proper location. However, residents are asked to please move any furniture or belongings in their backyards away from the downspouts that lead into these areas to ensure Avon is able to work without shifting furniture or items belonging to residents. Owners will also need to ensure their back gates are left unlocked so Avon can access these areas to begin their work. In the event there are any issues with the restoration work being performed by Avon once they have completed their work or if you have any additional questions, please contact Austin Figueroa, Portfolio Manager, at austin.figueroa@fsresidential.com.
